McKinney CRE Advisor Brent Pennington, CCIM Releases Multipart Series Warning Commercial Property Owners: Inherited Real Estate Is Often A Burden, Not A Legacy

Brent Pennington, CCIM of Metroport Commercial Group released a new multipart series on commercial real estate succession, challenging assumptions that inherited commercial property benefits the next generation and outlining how decision avoidance, passive ownership myths, and the stewardship-versus-entanglement gap quietly erode asset value over time.

— Brent Pennington, CCIM, advisor and senior vice president of Metroport Commercial Group, released the first installment in a new advisory series examining what actually destroys value when commercial property passes to the next generation.

The article, titled “Part 1: The Inheritance Myth and What Really Destroys Value,” challenges the widely held assumption that commercial real estate is an inherently beneficial inheritance, and outlines how transferred assets frequently become sources of stress, conflict, and long-term value erosion.

Pennington’s analysis finds that the most significant risks in inherited commercial real estate arise from behavioral and structural issues rather than property condition or tenant performance. The primary culprits are decision avoidance, misaligned incentives, and what Pennington calls the stewardship-versus-entanglement gap: the difference between ownership that is willingly accepted and ownership that is imposed without alignment or preparation.

“Leaving commercial real estate to heirs is often framed as a legacy,” said Pennington. “In practice, those assets can create pressure, uncertainty, and difficult decisions when ownership expectations are unclear or unexamined.”

The article identifies three foundational questions that most estate plans never address directly: whether heirs actually want to own commercial real estate, whether geographic distance can be effectively managed, and whether heirs possess the real estate literacy required to distinguish active management from passive income.

Pennington directly addresses what he calls the passive ownership myth, noting that commercial real estate requires ongoing capital decisions, debt management, and long-term strategic oversight regardless of whether professional property management is in place.

“Inherited real estate does not remove responsibility,” Pennington said. “Without clear ownership alignment and ongoing oversight, inaction can quietly erode value over time.”

The series also examines how high general intelligence paired with low real estate literacy creates one of the costliest combinations in inherited commercial real estate, producing confident but poorly informed decisions that compound over years before the damage becomes visible.

The advisory is the first in a four-part series. Subsequent installments examine governance failure and capital stress in shared ownership, asset quality and obsolescence risks, and tax structures and legal planning considerations for business owners evaluating their options.

Pennington advises companies and property owners on industrial site selection, acquisitions, and real estate strategy aligned with business operations and long-term succession objectives.
